My husband and I wanted to sell out our home within a short time frame. Though it was not the ideal situation, he listened to us and quickly assessed what needed to be done and made recommendations. He challenged me to complete my tasks while he accelerated his part. Our home was so beautiful after staging that we almost reconsidered selling. But his marketing expertise was exceptional. The brochure he made and pictures he selected to post online highlighted its value. He knew the importance of spending money on a good photographer! Al’s outgoing personality served us very well in that he networked with many agents and kept in communication with them. Also unlike many agents who cater to their clients desire to ask for above market value due to emotional attachment or financial issues, Al advised against this and said it would hurt us. And in the end we had multiple offers above asking price. No agent will work harder for his clients or put in longer hours than Al to get you the desired results. - Shirlee Taki
 

Al was our second real estate agent for the property. The first one SEEMED eager, but after 2 failed offers we began to wonder what was wrong. After giving the listing to Al we realized what a difference the right realtor can make. It started with helping us get the house ready for sale. He made multiple suggestions on what would make the property more appealing. At the open house he made a good impression on the prospective buyer. The buying agent seemed inexperienced. He helped guide the buyers and their realtor through the process. We got above listing price within a week. The buyer used a VA loan—something we had no experience with. There were multiple delays due to the complexity of the government agency and shutdowns for various government holidays. He kept in contact with the other agent and the lender and calmed us down through the stressful wait. In the end it was all worth it and it was all due to his expert touch and willingness to put in the extra effort to make it come together. To be honest through the process I had doubts that it would work—but Al came through with flying colors. I would recommend him to all. He will work HARDER than anyone for you!! - Randall7202

I moved out of Seattle a couple of years ago and held onto my home as a rental. When I Was ready to sell, I was concerned about doing so remotely and also the complexities of dealing with the tenants. Al did a fabulous job of tending to everyone’s needs in sensitive and timely fashion. I can’t say enough about his positive can-do attitude. The transaction was incredibly complex with all of the parties involved (tenants, property manager, buyers and their agent, back-up buyer, escrow rep, City of Seattle..the list goes on!) Al goes above and beyond in all aspects. His responsiveness is by far superior to other real estate agents. In all of our interactions he is professional and friendly. Oh, and when he asks a question he actually listens! Al provided a very detailed market e valuation when I first contacted him in December, 2014 and even though it took me months to get all of my affairs in order, he maintained the relationship without any guarantee of business. Once I was ready to list, he put the home in order with needed yard maintenance and CO sensors, performed an updated market analysis and sold the home within 4 days for above asking. Selling is an emotional roller coaster and he takes it all in stride. Al responded to every phone call, email and unexpected snag with professionalism and humor. My experience with Al Uyeno was very professional as he presented his overall programing and his expectations. I interviewed 3 realtors and made the correct decision. AL displayed a very good working knowledge of the real estate industry along with the possible buyers, selling the property and title company procedures. The preparation process on the home improvements using his recommendation and his people was a god sent. He completely outlined the suggested changes allowing me to work within my home improvement budget. This permitted him to stage the home and present the maximum impact of the condominium lay out to potential buyers.  His ongoing step by step communication, attacking possible problems with solutions that needed to be addressed and the progress was very well received. I knew exactly what was happening or what I had to do.  The marketing program (open houses, posting brochures and website) was creative and impressive which generated lots of traffic for multiple viewing. I would highly recommend AL Uyeno as a knowledgeable, hands on realtor who thinks forward to eliminate potential problems that may arise. I had the pleasure of both buying *and* selling with Al. He had a lot of tricks up his sleeve in making our offer attractive to sellers and in marketing our existing property. Having done our best to execute on his advice, we only needed to make two offers to get one accepted in a highly competitive market, and got a knock-out offer on our existing property a month later while the market was rapidly cooling. Would work with him again in a heartbeat.
